These general rental conditions apply to reservations and agreements for the vacation apartments of Casa Tie, located at Via Tie 5, 32020 Colle Santa Lucia, Belluno, Italy. The owners, Sven Dyckhoff and Raphaela Puhl, are the hosts of Casa Tie.
In these conditions, the term “guest” refers to the individual who enters into a rental agreement with the host for the holiday apartments. Any deviations from these general conditions are only valid if confirmed in writing.
Reservation
Reservations can be made via email or through the booking system on the website. Note: During peak seasons (July & August, Christmas, and Carnival holidays), the minimum stay is 7 nights. The host reserves the right to refuse a reservation without providing a reason.
Number of persons, groups and pets
The accommodation may not be used by more guests than the number it was booked for and equipped to accommodate, except in special cases (e.g., babies), as agreed upon with the host.
The host does not rent to parties, youth groups, student associations, or similar groups.
Pets are not allowed.
Booking and payment
Upon receiving a reservation request, the guest will be notified of availability within 3 days. A short-term rental contract, in accordance with Italian regulations, will be provided, including payment details for a 30% down payment and the remaining balance.
The guest should review the documents and report any inaccuracies.
A 30% down payment is due within 7 days of booking. By making this payment, the guest agrees to Casa Tie’s rental conditions.
The rental agreement is confirmed once the down payment is made, and the booking confirmation is received.
Seven weeks before arrival, the guest will receive a reminder to pay the remaining balance (including cleaning and laundry fees) within 7 days.
If the booking is made within 6 weeks of arrival, the full amount, including the deposit and cleaning fees, must be paid within 7 days and before arrival.
Late payment: After two reminders, the host may cancel the booking, and cancellation conditions will apply.
Deposit
A deposit of €250 is required as security for any potential damages or costs. This deposit is to be paid along with the remaining rental amount.
After departure, the local manager will inspect the property. If no issues are found, the deposit will be refunded within one week.
In the case of lost keys or damages, the cost of replacement or repairs will be deducted from the deposit.
If damages exceed the deposit, the guest is responsible for covering the additional costs.
Tourist tax
The municipality of Colle Santa Lucia charges a tourist tax of €1.50 per person (13 years and older) per night, for a maximum of 10 nights. This tax will be transferred together with the remaining payment.
Changes to the booking
If the guest wishes to change the number of guests or the period of stay after booking, the host will assess the request but reserves the right to refuse changes. Modifications can be made up to 42 days before arrival. After that, changes are only allowed if possible; otherwise, the cancellation policy applies.
Cancellation by the guest
Cancellations must be sent by email to info@casa-tie.nl. Guests are advised to take out cancellation insurance. The following charges apply:
Cancellation by the host
If the accommodation becomes unavailable for the entire rental period due to exceptional circumstances (e.g., fire, natural disaster), the host will refund the full amount paid. If part of the stay is unavailable, a partial refund will be given.
The photos on the website aim to provide an accurate representation of the apartments, grounds, and facilities. The information has been compiled with care and is updated regularly. However, no rights can be derived from the information provided.
Arrival
The accommodation is available from 16:00 on the day of arrival, with check-in between 16:00 and 19:00. The guest should contact the local manager for key collection. T the local manager will provide instructions and the code for the secure key box.
Departure
Check-out is by 10:00. By arrangement with the local manager, the key should be returned to the key box. The apartment should be left tidy, in its original condition, and broom-clean. Guests should take any leftover food with them. If departing before 9:00 or when the tourist office is closed, keys can be returned via the key box. The local manager will perform a final inspection.
Liability
The guest and other users are fully responsible for the rented property, its furnishings, and all items belonging to the property or grounds during their stay. While the manager conducts inspections before new guests arrive, any damage or defects should be reported immediately upon arrival.
The owner and manager accept no liability for accidents, theft, loss, or damage during the stay, including those resulting from extreme weather or force majeure. Items left behind by the guest can be returned upon request, at the guest’s expense. However, the owner assumes no responsibility for these items.
Bed linen, kitchen and bath towels
Bed linen, kitchen towels, and bath towels are included, and beds are made upon arrival. For stays over 7 nights, towels will be replaced. For stays longer than 10 nights, bathrooms and toilets will be cleaned mid-stay, and for stays over 14 nights, bed linen will also be changed. Bath towels provided by Casa Tie are for indoor use only. Guests should bring their own towels for swimming. If washing towels, please wash them with white laundry only.
Water and electricity
Normal use of water and electricity is included. Casa Tie is heated sustainably using solar panels and a heat pump.
Cleaning
Final cleaning and laundry fees are as follows: Sasso Nero €140, Sasso Bianco €160 and both apartments €300. Guests are expected to leave the apartment in a broom-clean condition and return it to its original state. Please do not leave food items in the fridge or cupboards upon departure.
Casa Tie is furnished with care to ensure a comfortable stay. Guests are asked to treat the house, its furnishings, and the surroundings with respect.
Parking
Parking is free in the common area in front of the house. Please reserve a space for the neighbors on the right side of the barn. There is space for up to 2 cars. The local residents, municipality, garbage truck, and snowplow also use this area, so please park as close to the house (left side) as possible. If space is unavailable, guests may unload luggage and park in the general parking lot at the top of the village of Canazei near the Via Tie junction.
Silence
To ensure a peaceful environment, quiet hours are from 23:00 to 07:30.
Entering with shoes
Please do not wear shoes, walking boots, or ski boots in the living room, kitchen, bedrooms, bathrooms, or toilets. Shoes should be left in the entrance hall.
Smoking
Smoking is not allowed inside the apartments. Please smoke only outside and dispose of cigarette butts properly.
Fire safety – especially electric radiators and candles
For safety reasons, do not place towels or other objects on the electric radiators. Use towel radiators in the bathrooms or hang items outside to dry. The use of candles, raclette/stone grills, or open fires is not allowed. Follow instructions for the use of the stove and ‘stufa.’ Any misuse of safety devices is strictly prohibited.
Furniture
Please use only the provided sun loungers, benches, or picnic tables for outdoor use.

Non-compliance with house rules
The local manager and host reserve the right to inspect the accommodation at any time. If the guest violates house rules, a warning will be issued. If ignored, the host or manager may remove the guest without any refund.
