These general rental conditions apply to reservations and agreements regarding the vacation apartments of Casa Tie, located at: Via Tie 5, 32020 Colle Santa Lucia, provincia Belluno, Italy.
As host of Casa Tie act the owners Sven Dyckhoff & Raphaela Puhl.
In these general rental conditions the term host means: the person who enters into a rental agreement with us regarding the rental of the holiday apartments. Agreements deviating from these general conditions are only valid if agreed upon in writing.
Reservation
A reservation request follows via e-mail or via the booking system on the website. Please note! In the high summer or winter season the booking period is from 7 nights (July & August, Christmas & Carnival holidays). The host has the right to refuse a reservation without giving reasons.
Number of persons, groups and pets
It is not allowed to use the accommodation with more persons than booked and equipped for. For the final booking, in consultation with the host, an exception can be made for babies.
The host does not rent the accommodation for parties, groups of young people, student associations and the like.
Pets are not allowed.
Booking and payment
After the reservation request, the guest will receive within 3 days an e-mail about the availability and a short stay agreement according to the Italian regulations. This will include the installment payments for the 30% deposit and the deadline for the remaining payment of the reservation.
The guest checks the documents for correctness and reports any inaccuracies to the host.
Within 7 days after booking, the guest pays 30% of the rent to NL48RABO0181612291, in the name of S.K.M. Dyckhoff and stating name, booking number and rental period.
The rental agreement shall be concluded as soon as the guest has made the booking, paid the relevant payment and received the confirmation of the booking.
When transferring the (down) payment, the guest agrees with the general rental conditions of Casa Tie.
7 weeks before arrival, the guest will receive a reminder requesting the remaining amount, including the 250 euro deposit, to be transferred in full within 7 days.
When booking within 6 weeks before arrival, the full amount, including the deposit of 250 euro must be paid within 7 days and before arrival.
In case of late payment after sending two reminders, the host is entitled to cancel the booking and to dissolve the agreement. The cancellation conditions remain in full force until the agreement is dissolved.
Deposit
The host charges a deposit of 250 euros for the accommodation. This amount serves as a guarantee for damage and/or costs that the owner may retain in the event of non-compliance with the tenant’s obligations.
The deposit have tot be paid at the same time as the remaining amount of the rent.
After departure the local manager checks the accommodation. If there are no defects found, the host will refund the deposit within one week after departure.
In case of loss or theft of the (certified) keys, the owner will deduct the cost of replacement keys and locks from the deposit.
If in case of damage the deposit is not sufficient to cover the entire damage, the host reserves the right to hold all the guests responsible for the damage liable for the (remaining) damage.
Tourist tax
The municipality of Colle Santa Lucia charges a tourist tax of € 1.50 per person per night (from 13 years of age) with a maximum for 10 nights per stay. For bookings from winter 2024/2025, the tourist tax is no longer included in the price.
Changes to the booking
If, after the booking/agreement has been concluded, the guest wishes to make changes regarding the number of persons or the period of stay, the host can look into the possibilities. The host reserves the right not to accept the change. The guest can make changes until 42 days before arrival. Within 42 days before arrival, the host will only allow the change(s) if it is still possible. If not, the cancellation provisions as described in these general rental conditions will apply.
Cancellation by the guest
The gast should send cancellations exclusively by e-mail to info@casa-tie.nl. From the moment of booking until 42 days before the start date of the stay, the host will charge the guest 30% of the total rent.
From 42 days before the start date of the rental, the host will charge the tenant 100%.
If the guest does not show up, he will owe 100% of the total booking amount. Only the deposit is refundable.
We recommend that the guest takes out cancellation insurance to cover these costs.
Cancellation by the host
If it is no longer possible to make the accommodation available for all of the agreed period (consider special circumstances such as fire and natural disaster) then the host will refund the full rent paid. If part of the agreed period the accommodation is no longer available then a refund will be made for this part.
Website, use and damage
The photos on the website give as true an impression as possible of the apartments, the grounds and the facilities. The information on the website has been compiled with the greatest possible care. The host also try to keep the information up to date. Nevertheless, no rights can be derived from the information provided.
Arrival
The accommodation is available from 16:00 on the day of arrival. The arrival is between 16.00 and 19:00. The guest contacts the local manager for the key handover. The keys can be picked up on Wednesday or Saturday at the tourist office in Colle Santa Lucia or our local manager will provide instructions and the code to access the secure key box.
Departure
Departure is until 10:00. Key handover is before 10:00 at the tourist office or as agreed between the guest and the local manager. After departure, leave the apartment tidy, in original condition and (broom) clean. Take food with you again. If you leave before 9:00 or if the tourist office is closed, you can return the keys in the key box as arranged. The local manager will do the final check.
Liability
During the stay in the accommodation, the guest and other users are fully liable for the rented property, its furnishings and all items belonging to the rented property or the grounds of Casa Tie.
Despite the fact that the manager carries out the final inspection before new guests arrives, we advise the guest to report any visible damage or defects immediately upon arrival.
The owner and the manager accept no liability for accident, theft, loss or damage of any kind during or as a result of the stay. This includes items left behind on the grounds or in the accommodation by the lessee and consequences of extreme weather conditions or other forms of force majeure.
Items left behind by the guest can be sent by the host on request and at the guest’s expense. We do not take any responsibility.
Bed linen, kitchen and bath towels
Bed linen, kitchen linen and bath towels are included. The reserved beds are made upon arrival. When booking more than 7 nights, kitchen and bath towels will be changed. When staying more than 10 nights, bedlinnen will also be changed and bathrooms and toilets will be cleaned extra.
Guests bring their own bath towels when they go swimming. Bath towels from Casa Tie are for indoor use only. If you want to wash the towels, please wash them together with white laundry!
Water and electricity
Normal use of water and electricity is included. Casa is heated sustainably with solar panels and a heat pump.
Cleaning
The rental price includes the final cleaning. The guest is expected to leave the apartment (broom) clean and in its original state at departure.
Casa Tie is furnished with care and love to ensure a comfortable holiday. Have respect for the house, the furnishings, the kitchenware, the environment and nature.
Parking
Consider the climate and drive together as much as possible. Parking is free on the common ground upstairs in front of the house. On the side of the barn (right) please keep a parking space free for the neighbors. There is room for up to 2 cars.
On this spot drive local residents, municipality, garbage truck and snow plow. Please keep this in mind by parking your car as far to the house side (left) as possible.
If there are not enough spaces available at the time of arrival, guests can unload luggage first and then park for free at the top of the village of Canazei at the junction of Via Tie in the general parking lot.
Silence
Please be aware of other guest. The quiet hours are from 23:00 to 7:30.
Entering with shoes
Please don’t enter the living room/kitchen, bedrooms, bathrooms and toilets with solid shoes or walking and ski boots. Place the shoes in the entrance hall.
Smoking
Smoking is not allowed in the apartments. Please smoke only outside and dispose of any cigarette ends.
Fire safety – especially electric radiators and candles
It is not allowed to put towels and other objects on the electric radiators in the rooms because of fire safety. To dry clothes and towels, use only the towel radiators in the bathrooms or hang them outside.
It is not allowed to burn candles in the accommodation, to raclette/stone grill/gourmette or make a fire outside because of fire safety. Only use the ‘stufa’ and stove according to instructions.
Unnecessary use, improper use and abuse of safety devices is expressly forbidden.
Furniture
Please use only the sun loungers or picknick table for outdoor use.
Waste separation
Waste separation according to the regional rules:
There are 3 containers at the top in front of the house.
Yellow container: carta – cardboard and paper,
Blue container: vetro, plastica – tin, plastic and glass,
Grey container: secco – other household waste,
Green composter: in garden at front door for fruit and vegetable waste.
Other
It is not allowed to park a camper or caravan on the communal car park. Drones are not allowed on the private premises and the common car park in front of the house.
Non-compliance with house rules
The local manager and the host always have the right to enter the accommodation for inspection. If the guest does not comply with the rules, a warning will be given first. If the warning is ignored, the local manager or host may proceed to remove the guest. There will be no refund of the rental price.
Dutch law applies to the rental conditions. Any disputes should be submitted to a competent judge in the Netherlands.
